Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to ensure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one-half hour before closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the apartment amenities and features.
To apply, we will require a holding fee of $100 and application fees of $60 per person (18 and older occupying the apartment). You may pay these online by credit card. All application fees are non-refundable.
Please start your application online through our website. You may also apply in the office.
Residents are responsible for all utilities while living in the community. In addition to your monthly rent, utility charges vary based on your apartment size and range from $34.00 to $54.00 per month, which include water, sewage and trash. All other utilities must be connected by the resident before moving in. Please contact our team directly with any additional questions.
The security deposit can be as low as $250 but will vary. Please get in touch with the office for additional, up-to-date information.
Rent is always due on the first; however, if you do not pay all rent on or before the 5th day of the month, you’ll pay a late charge of 5% of the rental payment or $15.00, whichever is greater.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. Our community is proud to share that we have no breed or weight restrictions. There is a non-refundable pet fee of $250 per pet. Monthly pet rent is $25 per pet. Please view our full pet policy for more information!
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee will vary depending on the size of the apartment. Please ensure you reference your signed lease agreement and confirm policies with your Property Manager, as there could be unique circumstances.
Service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the Property Manager as soon as possible in this situation. You must provide written notice and a copy of your military orders.
Please let our office know if you love our apartments and want to refer a friend! We don't have a referral program, but we would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if enrolled in our online services.
If someone is temporarily staying with you, please let the office know so we can accommodate parking. If someone is permanently moving in, they must fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, before moving out. If you need to move out at the end of your lease term, please remember to come in 60 days before the lease expires to provide your written notice.
Yes, there are cable companies that service this area. You can ask our leasing office for more deals from our local cable/internet representative!
Colony Village has a community BBQ area; grills are prohibited on balconies/patios.
If you are locked out during business hours, you can come to the office to be let back in your apartment. Please do not call emergency maintenance. You must call a locksmith if you are locked out after regular business hours.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.
Yes! We have partnered with a national renter's insurance provider that offers a policy that meets our minimum requirements. For your convenience, you can enroll online at www.ePremiumInsurance.com or by calling 1-800-319-1390. If you enroll with ePremium, they will automatically send us your proof of coverage upon policy activation, so there is nothing further you would need to do.
If you elect to obtain coverage from another insurance carrier, you will be required to provide proof of this coverage to the leasing office and the policy must meet our minimum requirements of $100,000 Liability Coverage and $10,000 Personal Property Coverage.
